Composition of total price of a construction project


The total cost of a construction project comprise of direct cost, contingency costs and margin.

Direct cost includes labor, material and equipment costs related with a construction project.

As for example direct cost for building foundation may contain the following :- 
  • Cost of formwork, reinforcing steel and concrete
  • Cost of labor to create and later strip the formwork, and position and complete the concrete
  • Cost of equipment cost related with foundation activities like concrete mixer.

Contingency costs affect overall project cost which happens during the course of the project. While estimating the project cost there is always some When estimating the cost for a project, product or other item or investment, there is always ambiguity regarding specific content of all items in the estimate, how work will be performed, what work conditions will be like when the project is executed and so on. These uncertainties may create risks to the project. These risk are sometime referred as "known-unknowns" as the estimator is conscious about them and based on past experience, can even estimate their probable costs.

Margin alias markup includes three component indirect or distributable costs, company-wide or general and administrative costs; and Profit.

Indirect costs relate to project-specific cost not related with a specific physical item. These costs may range from project management cost, payroll preparation, receiving, accounts payable, waste disposal and building permits.

Company Wide Cost comprises of costs not associated with project but occurred throughout the course of a project. These types of costs belong to the costs of some parts of company salaries and rentals. Company wide costs may also include the costs occur prior to or after a project. These types of costs relate to proposal preparation cost and the cost of outside auditing.

Profit for construction may come in two ways – Gross Profit and Net Profit. Gross profit is calculated by deducting the real cost of the job from the total price decided. The range of gross profit may range from 25 percent to 40 percent.

But the average net profit creates the bottom line of a construction firm. The average net profit is calculated by deducting overhead expenses from Gross Profit. Net profit is what is left after all expenses are deducted.

Some useful methods for construction cost estimation



Cost estimation can be termed as a well-devised forecast of the possible construction cost of a specific building project. A detailed cost estimate presents information to owners, architects, and builders about the facility and the project budget throughout the design phase.

A cost estimate should incorporate all the items to be included in the general contractor’s
bid. A standard format is applied to break down the items for preparing the cost estimate. The cost of each item is established from a database of up to date construction cost information.

Accurate cost estimation plays a key role in construction projects that leads to better decision making. There are several methods available to prepare the estimate of a project. These methods are based on the project’s scope, estimating purpose and estimating resources.

Parametric cost models
Under this method a parametric model is applied in which costs are forecasted based on project characteristics (parameters) in a mathematical model. Here models are developed from historical cost data based or from building a model scenario on similar systems or subsystems. Models can be simple (for instance, with the cost per square foot to estimate the total cost of building a home) or they can be complex (for instance, applying several factors to estimate the total cost of home construction, for example the number of floors, windows, and doors).

Statistical analysis is performed on the data to discover connections between cost drivers and other system parameters, for example design or performance parameters. The analysis creates cost equations or cost estimating relationships to be utilized independently or grouped into more complex models.

Bottoms-Up method
This method is applied at the time of progression of level of detail with the advancement of project. Under this method a work statement and set of drawings or specifications are utilized to “takeoff” material quantities necessary for executing each separate task achieved in completing a prearranged operation or generating an equipment component. From these quantities, direct labor, equipment, and overhead costs are derived and added. The contractors always organize this type of estimate to support their proposal bid process. This entails with a detailed WBS and pricing out each work package making up the project.

Top-down estimate
It is subsidiary technique that starts with work breakdown structure (WBS). To get a top down estimated schedule the estimator has to break down the activity and set up linkage between activities. It is applied once a good overall estimate is ascertained for the project and the method is sub-divided down through the layers of the work breakdown structure.

A top-down estimate facilitates a project manager to obtain a very similar project’s budget, work some financial math magic and get a rational budget for the current project.

Top down estimating is primarily applied in construction projects to provide a quick estimate where the prerequisites are more or less static, and there aren't too much unknowns. This method can also be applied for small software projects.

Top-down estimates employ rules of thumb, parametric models, analogies, or cost estimating relationships (CERs). CERs based on historical experience that can present data involving the cost to build up a source line of software or the cost per square foot for a building construction project.

This method estimate the size (duration and cost) and risk of a project (or phase) by looking at the project as a whole and matching it with the similar projects executed in the past.

Specific Analogy Technique
This method is useful for early life cycle macro-estimation. Analogous estimating relies on historical information to forecast the cost of the current project. Under this method one has to select one or two completed projects that most intimately match the characteristics of your launching project concerning the scope of the current project, its size, and other known variables.

The process of analogous estimating considers the known cost of an item used in previous estimating systems as the basis for the cost of a similar item in a new estimating system. If any similarity is found, observe how many effort hours that project took, and utilize the information for your estimate. (If the organization don’t have any tracking for actual effort hours, detect how many people worked on the project for how long, and then regulate the hours as required.) Adjustments are made to known costs to make up differences in relative complexities of performance, design, and operational characteristics.

Cost Review and Update Technique
Under this method an estimate is created by investigating previous estimates of the same project for internal logic, completeness of scope, assumptions, and estimating methodology and bring up to date with any alterations.

Trend Analysis Technique
This method compares originally estimated contract costs against actual costs on work performed up till now to obtain a contractor efficiency index. The index is very useful for regulating the cost estimate of work not completed so far.

"Design-to-Cost"
Under this method all cost goals for development, acquisition, or operations and maintenance are utilized like design parameters together with technical performance, in the systems design trade-off process. Permits & Building Codes for Construction

Building codes represent a set of regulations which state the minimum conditions necessary to safeguard life, safety and protect the public welfare through regulating the design, construction practices, construction material quality (including fire performance) location, occupancy, and maintenance of buildings and structures.

The Code and Guidelines delineate the responsibilities of clients, project managers, contractors, subcontractors, consultants, related entities, industrial associations and employers in the construction industry.

State governments have the authority to set up such regulations and may pass on all or part of this authority to counties or municipalities.

Most state and local jurisdictions prefer to accept the model building codes maintained by the International Code Council (ICC). Among the ICC’s family of International Codes are the International Building Code (IBC), which comprises requirements regarding almost all types of new buildings, and the International Residential Code (IRC), which includes requirements related to new one- and two-family dwellings. Some of the provisions within these codes are proposed for ensuring that structures are able to sufficiently reject seismic forces and remain safe during earthquakes.

When modulating materials, many of the model buildings codes pass on to quality standards developed by standard-setting organizations for example the American Society for Testing and Materials (ASTM). Some building codes and insurance rating organizations also trust on test information from Factory Mutual Research (FM) and Underwriters Laboratories Inc. (UL).

Cost Estimate Pricing Methods

There are generally two methods available for estimating prices. In one method previous bid prices are considered as a fundament for constituting prices on the suggested project. In other method one has to formulate a total analysis of production rates, labor costs and material costs.

These methods can be applied independently or in combination.

Previous Bid Prices Method

This method is extensively used in the construction industries and the following factors should be kept in mind while applying this method.

Apply this method for similar size projects and quantities must be interchangeable for individual items.

Give careful consideration for using the average of the 3 low bidders, or the second low bidder, or probably implementing an increase factor to the low bid.

Previous bid prices will be amended as per the proposed modification in the Construction Cost Index among the date of the old bid and the date of the expected new bid.

The reference bid price has to be fine-tuned to meditate diverse conditions among the reference project and the project for which the cost estimate is being developed. This may contains conditions of divergences in type of terrain, geographical location, soil, traffic and specifications.

Lump sum bid prices or unit prices for items of work (e.g. culverts) that contains diverging amounts of other concerned work should not be used.

Cost estimators will utilize the recent bid prices from related projects undergoing competitive bidding while coming to an estimated price for the individual contract items of work.

Complete Analysis Method

This method may be applied occasionally for earthwork items where rock or unusual material hauling is involved or for lump sum items for example signals and lighting. The operation is examined, production rates are adopted and material lists are ascertained with this method. The cost of materials is established by means of existing price lists. In order to find out the costs labor and equipment hours are established with production rates multiplied by the individual labor rates and equipment rental rates.

The final estimate of cost will be ascertained by adding overhead costs and profit. Here probable premium pay for overtime on night work and subsistence should also be taken into consideration. On larger projects with long time limits, it is essential to decide if the majority of a work item will be performed early or late in the project. To provide for work which is not completed early in the project, it may be necessary to project wage scales, rental rates.

CONSTRUCTION PROGRAM GEARED TO HELPING SMALL BUSINESS OWNERS

The Miami-Dade County Department of Small Business Development and Turner Construction Company recently hosted graduation ceremonies for 56 people from 45 companies who participated in the annual Turner School of Construction Management Training Course.

The course provides participants from all aspects of the construction industry with training and continuing education units. In

This year, it began March 29 at the Miami Dade College Kendall Campus, running nightly on Tuesdays and Thursdays through June 21.

The graduation ceremony took place June 23 at the Miami Dade College Wolfson Campus Chapman Conference Center. Each participant got a certificate of completion.

Additional partners in the training program are the Miami-Dade Chamber of Commerce, Miami Dade College Community Education and the Southern Florida Minority Supplier Development Council.

Many participants are the county-certified owners and operators of the company they represent. They include small business owners who function as general contractors and subcontractors offering services and products such as interior design, painting, landscaping, flooring, land clearing, construction cleaning, tile, roofing, cabinetry, electrical, plumbing and other businesses related to the construction industry.

The course covers topics such as business development, pre-construction and estimating, contract surety bonds, bidding and purchasing procedures, safety on the jobsite, quality control, contract risk management, contracts 101, building information modeling (BIM), Introduction to green building, LEED, blue print reading and specifications, construction ethics, chapter 558 construction defects, chapter 489 construction law and rules and much more, including community presenters with topics such as “how to do business” with various organizations.

Turner Construction Company has for more than a quarter-century offered free training courses that have helped many people. One of its major community contributions has been to provide these professional construction management courses to help small, minority and women owned professionals work and compete for contracts in the construction industry.

The training program serves to expand the skills of minority, women, disadvantaged and small-business enterprises and the company says it has been crucial in helping Turner achieve successful contracts with M/WBEs across the country.

Since it began in 1969, 32,000 graduates have passed through the program nationally.

Overview of construction scheduling techniques




The construction industries should form accurate construction schedule techniques to ensure the effective coordination of work.

The mostly used scheduling techniques in construction project is described below :-

Network Analysis and Critical Path Method
Line of Balance
Q Scheduling


Bar Charts and Linked Bar Charts

Bar chart is nothing but a simple graphical method of scheduling activities in construction management to commune between management and employees about the accomplishment of the work on a given day. It is also known as Gantt Chart. Bar charts can be generated by a variety of software programs.

A typical Bar chart contains activities with the start, duration and finish of each activity exposed as a bar plotted to a time scale. The level of detail of the activities depends on the proposed use of the schedule.

The bar charts are also utilized for computing the necessary resources for the project. To put in the resources to every activity and total them vertically is known as resource aggregation. In order to estimate the work content regarding man-hours and machine hours, bar charts and resource aggregation charts are very much useful.

The linked bar chart illustrates the links between an activity and its preceding activities which should be completed prior the starting of this activity.

The bar chart includes a two dimensional chart. The x-axis of the chart represents the project timeline and y-axis contains a list of specific activities to be accomplished for completing the project. These activities are typically listed in order of earliest start on the project. The bar chart consists of bars which demonstrate the planned (and/or actual) start and end times for each task. In view of the fact that the tasks are generally organized from earliest to latest, most bar charts illustrate a pattern of bars that commence in the upper left of the chart and go on to bars that complete the project displayed in the bottom right of the chart.

GNetwork Analysis and Critical Path Method

Network analysis produces more pragmatic models of the proposed work with its logic diagram. The following steps are applied for producing a network:

Listing of activities
Producing a network showing the logical relationship between activities
Assessing the duration of each activity, producing a schedule, and determining the start and finish times of each activity and the available float
Assessing the required resources


Now-a-days two popular forms of network analysis namely activity on the arrow and activity on the node are available in construction management practice. The latter now frequently described a precedence diagram. Each of these approaches offers virtually the same facilities and it seems largely a matter of preference which is used.

A critical path method refers to a network of events. Here e one of them linked to the following activities. Each activity is represented as a node on the network, and connecting lines are drawn to represent the time schedule to complete that activity.

The Critical Path Method schedule comes up with all work specified in the Contract Documents as well as all probable activities of subcontractors, vendors, suppliers and all other parties related with construction project.

A critical path method schedule must be completed using the following steps:

Identify the activities
Determine the sequence of the activities
Producing a network showing the logical relationship between activities

Identify the critical path or the longest possible path to complete all activities
One important and valuable component is the CPM update progress, allowing to track closely the performance and time used to complete the activities

Line of Balance

The Line‐Of‐Balance Scheduling Technique(LOBST) can be termed as a linear scheduling method that permits the balancing of the operations such that each activity is continuously and efficiently performed in each consecutive unit.

Line of Balance scheduling technique (LOB) is nothing but a planning technique to allocate the resources to restrain the repeated operations for a project.

The line of balance technique is useful for construction work mostly to house building, jetty work, road works and high-rise construction. Consequently the Line-of-Balance diagram is an essential communication and productivity analysis tool for projects that have repetitive work areas.

In the context of construction projects, the LOB technique offers two main advantages:

It gives the ability to the project managers to verify whether they will be able to meet the schedule in the middle of a project, if they continue working as they have been.
It exposes process bottlenecks, allowing the project manager to focus on those points responsible for slippage.

Arrow and Precedence Diagramming are capable to model these types of schedules efficiently. The Line-of-Balance (also known as the Vertical Production Method) is a graphical technique to be applied together with Arrow or Precedence Diagrams.

In the Line-of-Balance diagram, the x-axis represents (as in the bar chart) the timeline of the project. The y-axis identifies the work areas that define the project. The blank chart is the starting point for the Line-of-Balance schedule.

Q Scheduling

Q. Scheduling is known as quantitative scheduling. In this technique quantities are accomplished at different locations of the construction project form the elements of the schedule. Q. Scheduling trades pass all the way through the diverse sections of the project in a queue sequence. No intervention between two activities is permitted at the same location. It is obtained mainly from the Line of balance technique making some amendments to allow for a varying volume of repetitive activities at different segments or locations of the construction project.

The Q Scheduling is the solitary scheduling technique that exposes a relation among the sequence of performing a job and the incurable cost.

The Challenge of Construction Project Estimating

When we work on projects that deal with new processes or new technologies, we often find ourselves moving through territory where no one has gone before. Still, our customers, our partners, and our managers want us to provide reliable estimation that we can commit to. This is the basic challenge that project teams in innovative companies must deal with today.

The main challenge an estimator facing is the changing circumstances. The innovative and new techniques applied by the modern day engineers come frequently. Sometimes the innovative procedures change the total system of construction. This change varies greatly on the time estimation of the project.

New products are introduced regularly in the market. To get unique look of the construction the building owners sometime opt for new products. Some products have more potentiality than the usual previous products. May be the durability, quality and functions vary from the old product. Naturally the contractors want to avail the product to get the best possible result. This type of new products makes a huge difference in the production cost of the construction. The estimated cost in the building budget may not be the same after execution. So the estimator has to be very careful to overview such matter.

Guidelines for estimating a Door

While estimating a door identify each opening in line with the items in the schedule and other relevant data on the architectural drawings. In the specifications all the information regarding installation must be assessed carefully.

While making a quantity survey for doors, merge all similar types and frames and keep an eye so that nothing can be missed. To simplify the task just count the total number of openings.

Consider material, size, gauge, finish, core material, style, fire rating label, doors made of plastic & wood etc for making estimation of a door.

For any particular building also take into consideration pre-hung doors and windows alongwith additional items like pre-hung units, locksets and interior casings etc.

Put down space for casings, stops, grounds, and hardware in the tabulation on the Quantity Sheet

There are several types of specialty doors that can be utilized in the modern buildings. These types of door are sliding glass doors, overhead garage doors, and bulkhead doors. These should also be included in quantity sheet

Scrutinize the plans and specifications briefly to ensure that all hardware, operating mechanisms, fire ratings, finishes, and any special installation requirements are also included.

While executing quantity estimation give special consideration to fire doors and consider the appropriate temperature riser for a fire door. In this case you can get help from architect or local building inspector

Pay particular attention to fire doors when performing the quantity takeoff. At the time of calculating quantities, take in any glass (usually wired) or special inserts to be installed in fire doors (or in any doors).

The Technique of Construction Estimating

The construction estimating is the calculated amount of various required items of work, and the expenses likely to be incurred there on. The total of the probable expenses to be incurred on the work is known as estimated cost of the work. This cost is a close approximation of its actual cost. The agreement of the estimated cost with the actual cost will depend on accurate use of estimating methods and correct visualization of the work, as it will be done. Doing accurate estimating is very important as the success of the project largely depends on estimating methods. Under estimating may result in the client getting an unpleasant shock when tenders are opened and drastically modifying or abandoning the work at that stage. Over- estimating may loose the engineer or estimator his client or his job, or in any case his confidence.

Estimating is the most important of the practical aspects of construction management, and the subject deserves the closest attention of one aspiring to a career in the profession. It is a comparatively simple subject to understand; however, as it brings one up against practical work, methods and procedure, knowledge of it cannot be acquired without close application.

Data Required for Preparing an Estimate:

In order to prepare a detailed estimate the estimator must have with him the following data:

1. Plans, sections and other relevant details of the work.

2. Specifications indicating the exact nature and class of materials to be used.

3. The rates at which the different items of work are carried out.

To enable an estimator to take out the quantities accurately, the drawings must themselves be clear, true to the fact and scale, complete, and fully dimensioned. The estimator has also to bear in mind certain principles of taking out quantities.

Steps in Preparation of an Estimate:

There are three clearly defined steps in the preparation of an estimate.

1. Taking out quantities

In the first step of taking out quantities, the measurements are taken off from the drawings and entered on measurement sheet or dimension paper. The measurements to be taken out would depend upon the unit of measurement. For example, in the case of stone masonry in superstructure, length, thickness and height of the walls above plinth level would be taken out from the drawings and entered on the measurement sheet, whereas, in the case of plastering only the lengths and heights of the walls would be entered. Obviously, the unit of measurement in the first case is cubic meter and that in the second case is square meter.

2. Squaring out

The second step consists of working out volumes, areas, etc. and casting up their total in recognized units.

3. Abstracting

In the third step all the items along with the net results obtained in the second step are transferred from measurement sheets to specially ruled sheets having rate column ready for pricing.

The second and third steps above are known as working up. All calculations in these stages and every entry transferred should be checked by another person to ensure that no mathematical or copying error occurs.

Construction estimating process

 Place the paper plans for digitization on the tablet. In the case of working with scanner version scan the plans. In the case of on-screen version, load the image. On-screen programs should work with all file types, including AutoCAD DWG, PDF, and TIFF
 Initiate the Take-Offs program
 Enter the scale units, English or metric
 Enter the scale or compute the scale from the plans by digitizing a recognized distance.
 Select the digitize area, length, perimeter, counts, multiple line segments or sum of line segments
 Digitize the item using the digitizing tablet
 Digitizing can be point to point, or continuous curves.
 Digitized items are put on view on screen while digitizing
 The software estimates the item from the digitized data. Do again for other items.
 Print a report with an image diagram of the digitized data and a table of results.
 If contractors get AutoCAD DWG files, certain programs may enable them to perform a direct CAD import without the need to digitize.
 One can export the take-off result by pressing the excel button to the excel spreadsheet. The report can also be published to DWF file format.
